Repair & Maintenance
My opener is old and has no photo eyes. Can it still be inspected?
Yes. Older openers rely on contact reversal alone, so the board test carries more weight and is run carefully against the maker's procedure, along with the manual balance check, the force setting and the release. The report records what the opener has and how it performed. An opener built before photo eyes became standard is flagged for replacement in the report, since makers recommend moving off that generation of opener rather than treating photo eyes as a nice-to-have. Can you replace my rollers with quieter ones during the tune-up?
Often, yes, if you decide you want them and stock is on the truck. Nylon rollers with sealed bearings run noticeably quieter than plain steel rollers and need no lubricant. Rollers on the middle sections can be changed with the door clamped in the track; the bottom rollers sit in the bottom brackets, which hold spring tension, and are changed as part of a separate job. The technician can tell you how many are worn and what the change would involve. Garage Door Tune-Up
How is a reset different from a track repair?
In a reset the rail is sound and the work is putting rollers, cables and sections back where that rail expects them, with minor alignment corrections. In a track repair the rail itself is the problem and must be straightened, re-hung or partly replaced first. One visit can include both, and the technician tells you which you need after looking at the door rather than guessing from the description. Off-Track Garage Door Reset
How do I know whether the damage is only cosmetic?
Watch the door move. A cosmetic dent leaves the section flat at the joints, the door travelling without a catch, and the hinges and rollers seated normally. Signs that the damage goes further include a crease that reaches a joint or stile, a hinge screw that has pulled out, a roller sitting crooked in the track, a gap of daylight at a joint, or a shudder as that section reaches the track curve. Any of those calls for a proper assessment. Garage Door Panel Replacement

Can I replace just the one roller that looks bad?
One roller can be changed on its own, and sometimes that is the sensible stopgap after a wheel breaks. The better result comes from a full set, because the other wheels have done the same number of cycles and are close behind, and mixing new with old, or nylon with steel, leaves the door running unevenly and sounding different on each side. A matched set also lets the technician set every top fixture and check every hinge in one pass. Garage Door Roller Replacement
Why does the door pop or click at the same spot every time?
A noise at a fixed height points at the joint passing through the curve at that moment. A cracked hinge leaf flexing open and snapping back, a pin rocking in a worn hole, or a roller stem shifting in a loose hinge all make a sharp report as the load transfers. Because it always happens at one place, the technician can go straight to that joint and usually finds the hinge or roller responsible. Garage Door Hinge Replacement
My door rubs the frame on one side. Is that a track problem?
Often, yes. The vertical track is meant to stand a fraction further from the jamb at the top than the bottom, so the closed door seals on its stop and swings clear as it rises. If a bracket has loosened or the track was set flat to the wood, the door drags along the stop moulding every trip. Resetting the spacing and taper, and tightening the brackets into sound wood, usually ends the rub. Garage Door Track Repair or Replacement
Do I need new cables when the springs are replaced?
Often it is sensible. Cables and springs are similar in age, and with the counterbalance already unloaded the extra work of fitting new cables is small. The technician inspects them and advises: cables with bright, tight strands and clean loops can stay and simply be re-tensioned, while cables with any fraying or rust at the bottom are better renewed now than in a separate visit later. Will the repair happen during the same visit?
When the cause is a common part carried on the truck, yes: capacitors, gear kits, sensor pairs, trolleys, wall controls, remotes and wiring are typical. When the part is specific to an older model and has to be ordered, or when the diagnosis finds a spring or cable problem that needs its own appointment, the door is left safe and the next step is agreed with you before the technician leaves. What does the sprocket do, and how does it wear?
The sprocket is the toothed wheel on top of the motor head that pulls the chain. Every cycle drags the chain over its teeth, and over years the teeth wear thin and hooked, letting the chain ride up and skip under load, often at the same point on the rail each time. A sprocket that has loosened on its shaft lags behind the motor. Worn sprockets are replaced as part of the gear and sprocket assembly. Chain-Drive Opener Repair
Why is the door tested by hand before the belt is touched?
Because the belt guides the door; the springs carry it. A door that lifts with moderate effort and stays put a metre off the floor is balanced, and a belt on that door lasts. A door that drops or drifts is loading the belt, trolley and sprocket far beyond their design, so a new belt would wear the same way. Spring work comes first in that case. Belt-Drive Opener Repair
Can my phone control the door?
Yes, with a Wi-Fi capable operator or a small add-on hub for a compatible unit. The app opens and closes the door, shows whether it is up or down, sends an alert if it has been left open and can close it on a schedule. The garage needs a usable Wi-Fi signal at the head unit, which the technician checks during the assessment; a range extender solves a weak signal in a detached garage. Garage Door Opener Replacement

Can replacement work with a low ceiling?
Often, provided the opening and overhead space are measured before ordering. Low-headroom track and other model-supported arrangements can change how the upper section moves through the curve and where counterbalance parts sit. The technician maps beams, pipes and the operator rail, then selects from configurations supported for the particular door. Sectional Garage Door Replacement
Can I keep the garage door opener I already have?
Possibly, after its identity, condition and compatibility are checked against the new door. The installer reviews door height and weight, track layout, reinforcement, attachment geometry, travel limits, controls and safety sensors. The door is balanced and operated manually before any opener is connected. If the existing unit fits the documented requirements, it can be integrated and tested as part of the installation scope. What should I watch for during strong winds?
During strong or severe winds, shelter in a basement or small interior room away from windows, doors and exterior walls, rather than watching the door while it blows. Once conditions have passed, look over the opening: note unusual bowing, new creases, displaced rollers, loose attachments, perimeter gaps, or movement at brackets and jambs, and let these details guide a later assessment. Wind-Rated Garage Door Replacement
How long does a carriage-house installation take?
The schedule depends on the number and size of openings, removal conditions, track layout, decorative assembly, opener work and whether the jambs or threshold need preparation. Custom materials and glazing also affect the ordering stage before site work. A useful proposal separates product lead time from installation activities and identifies any structural, electrical or finishing work that must be completed in sequence.
